AffordableHome Buyer-Initiated Program


Thank you for your interest in purchasing a home through the Madison Area Community Land Trust.  If you have read through our Home Buyer Guide and Frequently Asked Questions, and it seems like homeownership through MACLT may be right for you, then please read on.



How does the AffordableHome Buyer-Initiated Program Work?

If you qualify, MACLT has $45,000 to put toward the purchase of the home of your choice.  The home must be in the City of Madison, and must not already be a MACLT home.

First, MACLT will verify that a potential program participant is eligible based on the requirements outlined below.  Once a potential buyer has been approved, we will determine a home price range that is affordable based on your household’s budget, and work with you to shop for an appropriate home within the City of Madison.  After a home is selected, you will buy the home and MACLT will buy the land under the home.  Funding is limited, and applications will be processed in the order in which they are received.


Potential AffordableHome Buyer-Initiated Program participants  must meet the following eligibility requirements (existing MACLT homes may have different eligibility requirements):

  • Gross income must be less than 80% Dane County Median Income, adjusted for household size (see table below)
  • Household liquid assets must not exceed the limit set by City of Madison (currently 12 months of you projected PITI housing payment)
  • Must qualify for a mortgage loan from a participating residential lender*
  • Must attend an orientation meeting with MACLT staff
  • Must complete MACLT Homeowner Application (once complete and submitted, applications take 1-3 weeks for processing)
  • Must have a good credit history and score (680 or higher is best)
  • Projected total debt:income ratio must not exceed 36-45% (varies depending on applicant’s credit history)
  • If selected as a potential buyer, must complete an approved homebuyer education course
  • For this program, a buyer cannot own other real estate; other property must be sold before purchasing through MACLT
  • Other less-common restrictions may apply

*CHOOSING A LENDER: You are welcome to work with any established lender who is able to lend for a Community Land Trust property. Currently our homebuyers have been working with Old National Bank and Heartland Credit Union.
